Long-Term Hold Fixed Assets

Our ground-up multifamily development projects are designed and built with the expectation of a 20+ year investment horizon. Returns in real estate are offset by transaction costs associated with refinances, dispositions, and exchanges. We maximize individual asset returns by securing favorable long-term debt, refinancing only when it yields accelerated investor returns, and maximizing tax related benefits.

We feel that beholding our investment timelines and returns around dispositions and other exit strategies often results in decision making that doesn’t align with long term benefits for our investors.

Given this mindset, during the development and construction processes we make decisions being mindful of long term asset performance. Large costs to fix problems down the line resulting from poor design and build negatively impact overall asset performance and are avoided by our long term investing mindset.

Short-Term Developments and Rehabs

GREP aims to be nimble and proactive in our investment strategies based on new and constantly changing market conditions. As the market dictates, we have explored ventures for short-term investment strategies that can offer our investors an alternative to our preferred long-term hold strategy.

Many Los Angeles neighborhoods have experienced a boom in both ground-up and rehab single and multi-family properties due to major supply constraints. With deep industry contacts, subcontracting crews, and the ability to work with the city, we can quickly transform an old and dilapidated building to provide a shorter term investment horizon.

From the beginning of the design process, we seek more efficient use of space, fixtures, appliances, and utilize cutting edge real estate technology to weave sustainability into every aspect of the project. A sustainable approach to our investments creates an optimal living experience for our customers, while also being thoughtful about the issues of the future.

Every GREP development utilizes green energy building strategies and sustainability programs to certify our buildings under various Green Certification standards.

GREP is mindful of the environment, both physical and commercially. We do this by using locally sourced materials, promoting local business and lowering emissions by less transportation needs, and by promoting public transportation by building near mass transportation hubs, as well as promoting gas-alternative transportation with EV chargers and bike storage for residents.

Our Team

Generation’s team of highly diligent individuals boasts more than 20 years of combined experience in the industry, with the results to show for it.

Steven Scheibe - DRE no. 01994214

Steven co-founded GREP in 2016. He oversees the entitlement, development, and financing aspects of the projects and contributes to the acquisition and property management of each deal. Prior to joining GREP, Steven was a consultant at PwC assisting private equity, real estate, and fund managers optimize their middle and back office structuring, processes, and technology.

Ramin Ghaneeian - DRE no. 01859770

Ramin co-founded GREP in 2016. He oversees the construction management and contributes to the acquisition and asset management of each deal. Prior to joining GREP, Ramin obtained his masters degree from USC in construction management and worked as a Project Manager for Davis Reed Construction Inc. Ramin has successfully founded multiple other companies and has expertise in corporate operations and strategy.

Adam Shapiro

Adam started at GREP in 2021. He oversees the property management function of each deal and contributes to construction management and development. Prior to joining GREP, Adam was a sales director for Rocket Mortgage, providing expertise in sales and customer and client relationships.
